The two-unit development was the first project in the logistics/industrial sector to incorporate a Digital Twin approach to its design and subsequent building management. It utilised the Baytree Sensor Suite as part of the base build specification to manage a healthy working environment while reducing operational and maintenance costs.

The development provided two Grade A offices, linked to the warehouses via glass walkways. The mono-pitch roof design and structural approach of the warehouses reduced the number of internal columns and eliminated the need for any internal gutters or rainwater goods.

Offices on stilts provide amenity spaces below, with giant chess boards and pool tables located within ground floor level under crofts. The car park has dual use as a basketball court, and a roof garden over the offices incorporates relaxation areas, allotments and outdoor gyms. This roof space can also be adapted for corporate gatherings and events.

The buildings are set within a landscaped environment where biophilic design principles are applied to promote relaxation, physical activity, and healthy eating. Details such as Reindeer moss covered walls in the reception areas improve air quality and absorb noise.

WELL™ principles and our bespoke Chetwoods Design Drivers were applied to incorporate environmental and wellbeing design features throughout the scheme.
