Baytree Nuneaton
One of the first examples of timber being used in the build of a large-scale structure in an industrial and logistics setting by a logistics developer in the UK. The development comprises two buildings totalling close to one million square feet.
The superstructure of the new 30,000sqft headquarters office element is constructed entirely from timber, with a Glued-Laminated Timber (Glulam) structural frame supported by Cross-Laminated Timber (CLT) walls, floors and roof, making it one of the largest timber buildings currently being constructed in the UK. It is estimated that there is around 1,000 metric tons of carbon sequestered in the timber frame.
Office users will benefit from the aesthetic of the timber, contributing to a natural, biophilic internal environment, which has been proven to help reduce stress and increase productivity. Other wellbeing features include large external amenity spaces to facilitate interaction with the canal side and tranquil roof gardens. The site will become home to numerous trees, log piles, bees, bat and bird boxes, as well as a pond and wildflower grassland and meadow, which will support biodiversity. Employee allotments, outdoor seating areas, sports facilities and a walking track will also be installed, providing staff with green, open spaces for them to enjoy outside of work.
