Bloom Brixton
The new multi-storey ultra-urban warehouse of five, two-storey units will replace several poor-quality industrial units on Brixton Hill in Lambeth, with fit-for-purpose space featuring operational space across the ground and first floors, with goods lift access and two self-contained yards. The site has been designed with flexible space options suitable for both traditional and modern industrial occupiers, including last-mile logistics, trade counter, food and beverage, retail, film, manufacturing, E-commerce, and dark kitchens.
The redevelopment will improve the frontage to Brixton Hill, responding to its surroundings to complete the urban block. The design and materials selection have taken into detailed consideration the site’s surrounding historic context and relationship to the locally listed landmark public house. They follow the building line frontage, and also reference its height, fenestration details and materials, with variations of brickwork on the new building including projecting and perforated bricks to add a layer of detail and interest to the façade.
Designed to maximise sustainability and energy efficiency and target BREEAM Excellent, the development’s sustainable features include low carbon technology to reduce energy consumption, soft landscaping to enhance the ecological value of the site, and sustainable travel features such as cyclist facilities.
The scheme introduces urban greening to the frontage and provides biodiversity improvements to the site. The main service yard is located between the two proposed buildings to screen activity, and acoustic fencing will be covered by climbing plants to introduce greening, with proprietary cycle shelters installed with purpose made roofs to facilitate a wildflower turf mat. Panels of climbers on the building elevations create varied interest, particularly at the industrial unit office entrances, with additional planting facing onto the streetscape.
