Bloom Greenwich
The regeneration of the site will create positive economic impact and employment opportunities to support current and planned local residential development.
The site has been designed with flexible space options suitable for both traditional and modern industrial occupiers, including last-mile logistics, trade counter, food and beverage, retail, film, manufacturing, E-commerce, and dark kitchens. It includes a new waste recycling unit replacing a previous oil recycling facility. Two stand-alone terrace buildings with a shared servicing yard will provide five units across a two-storey facility.
The local context has been considered to create a more unified and attractive frontage to Tunnel Avenue. This connection is enhanced by the introduction of urban greening along the frontage between the site boundary and the building line, together with planting at different heights on buildings to increase the biodiversity of the site.
The development will be Net Zero carbon in line with London Plan policy TBC and targeting a BREEAM ‘Excellent’ rating. Low and zero carbon technologies will be incorporated in the form of an enhanced number of roof-mounted photovoltaic panels, with heat pump generated domestic hot water services for all units enabling natural gas connections to be entirely excluded. The resulting carbon savings target Energy Performance Certificate (EPC) A-ratings, and are predicted to be greater than 77% compared to a baseline compliant development.
In direct response to Royal Borough of Greenwich’s carbon neutral objectives, a Section 106 Planning Obligation, not seen on other schemes in the Borough, will target the increase in the proportion of electric outbound LGV distribution vehicles from 25% of the delivery fleet by 2025 to 100% by 2030.
