A next generation industrial campus has place, community, and nature at its heart, a new standard of modern B2/B8 accommodation designed to enhance wellness, concentration, and performance.

The office spaces and external balconies overlook the landscaped and public realm areas, to create a harmonious working environment with a strong connection with nature.  A key design feature is the quality of daylighting in the office and warehouse areas, with investment in full-height glazing to the office and slotted glazing panels to the warehouse facades.

The design and construction seeks to minimise the environmental impact, with high-quality materials and sustainable initiatives to add value and reduce operating costs for the end user. This is achieved by optimising the orientation and built form, combining lean structures and efficient envelope design. The project aims to achieve 98% of all construction waste to be diverted from landfill.

Clean renewable energy will be generated through solar panels and integrating energy-efficient mechanical plant and lighting, with electric air source heat pumps to heat and cool the office and fully-sensored LED lighting throughout. 800 m2 of PV panels represent 50% of roof coverage.

Significant landscaped areas provide an opportunity to connect with nature with a range of spaces that allow people to relax, socialise and exercise away from their day-to-day working environment. The circa four acres include a high level of biodiversity and native tree and plant species, with 233 new trees planted on site. An investment in specially commissioned public art will connect people emotionally to nature, with a water feature to improve and enhance wellbeing.
