The 3.5 million sqft development forms part of a larger expansion zone to the east of Milton Keynes, and has been designed to provide a high-quality business environment for distribution and production companies.

The masterplan provides a flexible design framework to accommodate end user requirements and market needs for the next ten to fifteen years. The design incorporates environmental initiatives for each individual plot, supported by an overall strategy for an environmental net zero carbon footprint masterplan.

Strategies applied include CHP plant, on-site recycling, renewable energies, low embodied energy materials, and minimising waste, water use, pollution and carbon dioxide.

Plots that have already been developed include for Waitrose, AG Barr, River Island, and three plots for John Lewis.
