Sustainability and wellbeing at the heart of an industrial and logistics development

Aylesford ‘Click’ spans five buildings and offers over 300,000 sqft of space across six industrial units, with ancillary office accommodations, extensive landscaping, car parking, servicing, and access arrangements. The fully landscaped site is designed to create an enhanced and attractive working environment.

Sustainability is at the core of the development. It is calculated it will reduce CO2 emissions by 537 tonnes annually, thanks to key energy-saving features such as air source heat pumps and 6,370 m² of photovoltaic panels installed on office rooftops. Performance monitoring systems in each unit's lobby track energy use in real-time, further supporting energy efficiency.

In addition to these cutting-edge technologies, the site features an enhanced building envelope and LED lighting throughout, which together contribute to significant carbon reductions. The energy-efficient design is projected to result in over £500,000 in annual energy savings across the entire development—equivalent to approximately £1.81 per sqft per year.

The site also offers significant biodiversity net gains. It includes the management of existing woodland and the creation and enhancement of wetland habitats, alongside new roosting sites for bats and diverse nesting habitats for birds. Landscaped areas along roads and courtyards, as well as a network of footpaths and ancient woodland walks, further enhance public access and connectivity.

The site’s ecological impact is bolstered by the inclusion of street trees, grass, and shrub mixes, along with sustainable drainage systems (SuDS) that expand the green corridors linking wildlife habitats. Mitigation measures such as sensitive lighting schemes, construction safeguards for small mammals, and pollution prevention strategies ensure that the natural environment is protected and enhanced. The cycle shelters, equipped with green roofs, provide additional support for biodiversity and promote active travel.

Team wellbeing is central to the project, with dedicated breakout and amenity spaces designed to support the mental and physical health of site occupants. These spaces feature an outdoor gym and seating areas, providing opportunities for relaxation, socialisation, and connection with nature. With open boundaries, the development also offers occasional public use, extending these benefits to the wider community.
